How to Buy Property in Armenia: Key Steps for Buyers

Buying property in Armenia is not only about choosing an apartment, a house, or a commercial space. A buyer should understand how the transaction works, which documents should be checked, and why official registration of ownership rights is an essential step.

The first step is to define the purpose of the purchase. Property can be bought for personal living, rental income, capital preservation, or future resale. This purpose affects the choice of city, district, property size, condition, and budget. For example, a home for personal use should be convenient for everyday life, while a rental property should be evaluated based on demand, location, and potential expenses.

The second step is to check the property itself. A buyer should pay attention to the condition of the building, utilities, heating, documents, actual area, possible debts, and legal restrictions. It is important to make sure that the seller has the right to sell the property and that the property details match the official records.

The third step is to prepare the transaction correctly. After the parties agree on the main terms, the legal part of the transaction begins. In Armenia, rights and restrictions related to real estate are registered through the Cadastre Committee. State registration may include ownership rights, usage rights, mortgage, easement, and other property rights.

The fourth step is to register the ownership right. According to the Cadastre Committee, an application for registration can be submitted through a service office or online system. The official Hartak service portal also states that ownership registration includes a state duty and service fee, while the standard certificate issuance period takes several business days.

The fifth step is to keep all transaction documents. A buyer should keep the contract, registration confirmation, payment documents, and other materials related to the property. These documents may be needed later for resale, rental, inheritance, or resolving possible disputes.

Buying real estate is a serious financial decision. It is better not to rush because of attractive photos or a good price. Careful checking of the property, documents, and transaction terms helps make the purchase safer and more predictable.
