Renting an apartment in Yerevan remains popular among local residents, students, professionals, families, and visitors to Armenia. The capital concentrates much of the country’s business, education, and tourism activity, so demand for quality housing exists in different districts of the city.
The first step before renting is choosing the right district. Some tenants need to be close to the city center, work, university, metro, cafés, and shops. Others prefer a quieter area, parking, schools, green spaces, and a more affordable price. Before choosing an apartment, it is better to understand what matters most for you: location, price, size, or property condition.
The second step is to inspect the apartment carefully. Check heating, hot water, electricity, windows, home appliances, furniture, plumbing, and internet connection. If there are damages or old elements in the apartment, it is better to discuss them with the owner and record them before moving in. This helps avoid situations where the tenant is later blamed for problems that already existed.
The third step is to clarify all payments. The rental price is not always the full monthly cost. Electricity, gas, water, internet, building maintenance, parking, or other services may be paid separately. Before signing the agreement, it is important to understand which payments are included in the rent and which are paid additionally.
The fourth step is to discuss the deposit. A deposit is usually used as security for the property owner. However, the tenant should clarify in advance when the deposit is returned in full, when part of it may be withheld, and how the apartment condition is recorded at move-in.
The fifth step is to prepare a written rental agreement. Even when both sides trust each other, a written agreement helps protect both the owner and the tenant. The agreement should include the rental period, payment amount, utility payment rules, deposit amount, move-out conditions, and responsibilities of both parties.
It is also important to discuss everyday rules in advance: whether pets are allowed, whether guests can visit, whether furniture can be moved, appliances can be changed, or minor repairs can be made. The more questions are settled before moving in, the calmer the rental period will be.
Renting an apartment is not only about attractive photos. A reliable rental option is based on clear terms, honest information, checked property condition, and normal communication with the owner.
