Yerevan remains one of the most active real estate markets in Armenia. The capital attracts buyers, tenants, and investors because of its job opportunities, universities, developed infrastructure, and wide choice of residential and commercial properties.
According to the Statistical Committee of Armenia, 68,914 general real estate transactions were registered in Yerevan in 2024. In comparison, there were 60,456 transactions in 2023. This shows that interest in real estate in the capital remained strong and increased during the year.
The most active districts by number of transactions in 2024 included Kentron, Arabkir, Malatia-Sebastia, Shengavit, and Ajapnyak. For example, Kentron recorded 11,194 transactions, Arabkir recorded 11,069 transactions, and Malatia-Sebastia recorded 10,240 transactions.
This data shows that buyers are interested not only in central districts but also in more accessible residential areas. Kentron remains attractive because of its location, business activity, and infrastructure. At the same time, districts such as Malatia-Sebastia, Shengavit, and Ajapnyak also draw attention because they offer more housing options and different price categories.
When choosing a district, buyers should not look only at the number of transactions. Transport, schools, shops, building condition, parking, noise level, and future development prospects are also important. For personal living, everyday comfort matters most. For investment, rental demand and future resale potential are key factors.
Statistics help show the general market picture, but each apartment or house should still be evaluated separately. Even in a popular district, a property may have legal, technical, or pricing risks.
That is why before buying property in Yerevan, it is better to compare several options, check the documents, and study the district carefully. This approach helps buyers make a more confident and well-informed decision.
